Spring has always been a popular time of year to sell your home. This year Winter seemed to last forever. While Spring became Summer before any of us really realised it had even started. The great news is that although the snow and miserable weather we had in February and March definitely slowed the housing market down in the first quarter it certainly hasn’t spoilt the rest of the year so far.  In fact properties are selling at incredible prices and in record time. In fact we sold one this week in less than 7 hours for the full asking price. We also sold one just after the bank holiday in less than a week for a whopping 20% more than one of our competitors recommended the property be marketed at!

However although properties are selling well there are still a few tips you can follow to help guarantee the very best price for your home.

Great photos are essential to make sure you get the best exposure for your home.

Stunning professionally taken photos will not only attract attention online but they will help to generate excitement and viewings. A professional photographer sees things differently to the rest of us and will be able to make sure the photos are composed perfectly and anything that might cause a distraction is removed. Not only that but they’ll perfectly balance the light in every photo, so there’ll be no dark corners and blown out windows.

When choosing your agent, don’t be afraid to ask to see examples of the photos they’ve used in previous listings. If the photos they show you don’t impress you – then don’t use that agent!

Price

 

Don’t be fooled by high price talk that some agents may use to persuade you to use them. Your agent should be able to explain and even justify their recommendation of an asking price.

A good estate will explore with you your reasons for moving and what is important to you. They should then make a recommendation for a marketing price based on your individual needs. Tell them what your timescale is. Ask if they are confident they can achieve a sale at that price in that timescale.

Lots of sellers believe they need to price their property high in order to allow for negotiations. This just isn’t true in today’s market. With the huge amount of information available to buyers it is actually far more important to market your property at a realistic achievable price. With the right strategy your agent will be able to create high levels of interest. This will result in lots of viewings and offers and offers of the asking price or more.

Statistically the best marketing time is the first 3 to 4 weeks. During this time you’ll receive the highest amount of interest, if you can maximise this by using a great agent with a good strategy and a sensible asking price you are guaranteed to get the best sale price possible.

Look Your Best

 

Prospective buyers form an opinion on your house within the first 7-10 seconds of stepping in the front door. So making a good first impression is vital when you’re trying to sell your home. The good news is that there are a few simple things you can do that will really help.

Finish off DIY

It might sound obvious but get all those little jobs you’ve been meaning to do for months finished. Currently there is a large demand for property that people feel they can move straight into. So by finishing all those little niggly jobs you’ll help to create that feeling and your buyers will pay a premium price.

Remove all clutter

Get rid of all the clutter in your home. Either throw it away or store it neatly out of sight. All floors and surfaces should be clutter-free, while cupboards should be neatly organised in case guests take a sneaky peek.

Make your bed look inviting 

All bed linen should be neutral, clean and neatly ironed. Plump up pillows and cushions and drape a throw over the end of the bed for added cosiness.

 

Contracts

 

It isn’t always just the obvious stuff that affects the price you achieve for your property. Your agents contract is important when hoping to get the best price for your home because many agents have a period of exclusivity built into their terms of business. This period of exclusivity prohibits you from switching agents in that time period. In many cases this is 12 weeks, but in some cases it is 20 weeks or even 26 weeks – that’s right incredibly they lock you in for half a year! In my opinion the only reason an agent would bind you to an exclusive contract like this is because they don’t have confidence in the price they’ve recommended or in their service.

Once you are on the market with them you can’t do anything if their service levels are poor and if their marketing isn’t getting results this could end up costing you thousands on the price you finally sell at. So before you sign up with any agent check how long you are tied to them and check if they will charge a fee if you decide to withdraw from their services at any point
