When is the best time to sell my home?
Ask anyone and they will have an opinion on when is the best time to sell your home. But each town, each neighbourhood and even each home is different so it will vary from home to home. But are there still seasonal trends? Is Spring still the best time to sell? Does everyone forget about moving in December because of Christmas? Read on to find out more.
Is there a best time to sell my home?
People often divide the year by the seasons and therefore think about selling their home at a certain seasonal point. For example, I often hear of people saying Spring is a great time to sell. But is this the best way to decide? Probably not. Is there anything in particular about Spring, Summer, Autumn or Winter that will motivate you to decide now is the time to buy your new home? I suspect not. Therefore it won’t influence those people who will be buying yours.
Factors more likely to influence people to start looking for a new home are changes in their circumstances, a marriage, a growing family, a shrinking family, ill health, new wealth and of course there are those who are relocating for work or schools. But all those things happen all year around these days and this is why we are seeing a more even spread of interest from buyers.
When I first started in this business there were really identifiable peaks and troughs to levels of activity. These days we see a slight difference in the first half of the year when it comes to new properties coming to market but with the exception of December and a slight lull in August buyer activity is fairly even all year round.
Does Christmas affect the housing market?
Christmas has always had an impact in levels of activity in the housing market, we have always seen both a reduction in the number of new homes being launched to market and in the buyer activity. But even December doesn’t go as quiet as it used to. In fact although over the last couple of years our statistics show a reduction in viewing numbers by around 35% on our typical month but we generally find the people who are viewing are more motivated.
Often they are people who agreed sales on their own properties in September and October and are now keen to get their onward move sorted before Christmas. Due to this we have seen some fantastic results for people launching their property to market in December. Also Rightmove and Zoopla both say that Boxing Day is one of the busiest days of the year for traffic to their sites
So when is the best time to sell your home?
In my opinion the best time is when it feels right for you. Don’t worry about seasonal change, they’re insignificant these days.
If after Christmas you’re feeling squeezed, don’t delay to spring or summer, instead invest in some short term storage solutions and get your home on the market. We have had an awesome start to the year with several properties selling in the first few days of marketing and some even selling for over their asking prices and this is likely to continue as demand is severely higher than supply currently.
